Refund Policy
Residencies at COMO Private Sky Residence are confirmed privately under a bespoke residency agreement — not as nightly rentals. Any refund or adjustment is therefore handled discreetly by the concierge, in line with the terms countersigned by the principal.
The principles set out below describe how those conversations are approached. The residency agreement itself governs in each case.
Concierge-Led Resolution
Any request for an adjustment is addressed personally by the concierge with the principal. There is no public refund desk, no automated cancellation flow and no standard tariff — each matter is reviewed on its own facts.
When an Adjustment May Be Approved
The concierge may approve an adjustment where the residence is materially unavailable, where MK Private Sky Residences withdraws the offer of residency, or where extraordinary circumstances prevent the residency from proceeding as agreed. Where possible, re-dating the residency is preferred to a release of funds.
Committed Components
Costs already committed on the principal's behalf — card-network and processing fees, private chef, charter and transfer arrangements, fine-dining reservations, curated experiences and concierge preparation time — may be retained.
Settlement
Approved adjustments are settled by the original payment route, typically within 5–14 business days, subject to the receiving bank or card network.
Discretion
All discussions remain confidential between the principal and the concierge. Goodwill adjustments, where extended, are made at the sole discretion of MK Private Sky Residences and do not establish precedent for future residencies.
